As we considered the right topic to begin with, one subject stood out: For Sale by Owner transactions. While Emerald Glen Title has significant experience assisting with FSBO deals, this approach is not the best fit for every situation. In fact, nine out of 10 sellers continue to rely on a listing agent, and many find the guidance and expertise of Real Estate Professionals invaluable. We also appreciate the opportunity to work alongside our agent partners, whose dedication to their clients strengthens every transaction.

Each approach carries its own set of responsibilities, advantages and challenges. As a trusted partner in all real estate transactions with or without a Realtor, Emerald Glen Title has experience supporting both scenarios and understands the considerations that go into this important decision.

However, there are still plenty of situations where the FSBO route makes sense and can pay off in the end. If you don’t have a pre-agreed sale with a family member or close friend, here are four things to keep in mind when it comes to making your choice.

That’s why we have put together this list of four things to keep in mind if you’re considering going the FSBO route.  

  • Longer time on market. Properties sold without an agent frequently take longer to attract buyers, largely due to limited marketing reach.
  • Lower sales prices. National statistics indicate FSBO properties often sell for less compared to those represented by agents, even after accounting for unique circumstances such as family-to-family sales.
  • Increased responsibilities. The seller becomes the primary point of contact for buyers, agents, inspectors, and other professionals involved in the process. Managing this communication can be time-intensive.
  • There will still be closing costs. An agent commission is only one of the closing costs associated with a real estate transaction. You’ll still have other services to buy and fees to pay to get everything finalized. (This includes picking the right title and escrow company, which is where we shine.) 

If you already have a buyer such as a family member, friend, or neighbor, listing your home yourself could be the right move. However, for most homeowners, attempting to manage the sale independently often results in greater stress and reduced profit. Time, money, and peace of mind are all significant factors, and a qualified listing agent can help maximize each one.
